How to keep your Security Deposit
Moving out of a Rental
In order to have your damage deposit returned, you will need to have your rental unit looking just like it did the day you moved in. See below for a few great tips to help you get your damage deposit back!
- Kitchen: *clean the sink *clean out all cupboards and wash down, top included *clean appliances and behind/under appliances, including inside of oven
- Bathrooms: *Clean that toilet, inside and out! *Clean the bathtub and or shower *Clean the sink *Clean the cabinets
- Walls and ceilings: *Keep walls and ceilings free from smudges, food stains, scrapes, crayons, holes (including nail and pin holes), and dents. *All painted areas must be left clean and dust free
- Light fixtures: *Light fixtures need to be in the same shape as when you moved in, clean and intact. *Make sure no light bulbs are missing or burnt out.
- Windows and blinds: *windows and blinds should be clean and dust free.
- Baseboards and frames: *baseboards must be wiped clean *watch especially for chipped paint (usually from moving furniture in and out.)
- Floors: *sweep, vacuum and wash as applicable *carpets are to be vacuumed and cleaned using a rental carpet cleaner or professionally cleaned.
- Remove all of your belongings from the rental premises: * this includes belongings in the yard and or garage if applicable. *remember to clean out all cupboards(wipe down) and closets, and be sure to check high shelves *remove all garbage
- Yards, Driveways and Walkways: *If you have been responsible for shoveling or mowing the lawn, these things should be done just before you leave the premises
- Pay your water bill!
A move-out report will be completed by the caretaker and the tenant. If tenants, their pets or their guests have caused any damage to the unit, the tenants are responsible to repair the damage or pay to have the damage repaired. If the carpets have not been cleaned, the tenant will be charged to have them professionally cleaned.
Any cleaning that is not complete will be charged to the tenant at $20.00 per hour.
You will be charged for burnt-out light bulbs, missing broiler pans, air conditioner covers, ice cube trays or broken fixture globes, etc.
Be sure to give the caretaker your forwarding address(so we can return any deposit).
Return any keys and garage remotes.
